For sale: renovated house in a sought after rural village with quick access to road and rail links

Serial renovators Richard and Julie Hill bought this property three years ago at auction after spotting its rich potential and recognising the fact that it is in a sought-after village with great road links with the A1 and M1 in easy reach, along with a railway station in nearby South Milford.

Hillam also has a much-loved and welcoming pub in the Cross Keys, which was another tick in the box, plus easy access to Monk Fryston C of E Primary School, the lavish Monk Fryston Hall Hotel, the Lowfield Meadow enclosed dog exercise field plus plenty of rural dog-walking routes.

Selby is a 16 minute drive away and has a host of amenities including a golf club, supermarkets and rail services to Leeds and York with a journey time of about half an hour.

The house was in need of renovation and updating when the couple bought it and they have transformed it with side and front extensions, a new roof, new bedroom, new bathroom and a new kitchen plus new electrics and plumbing.

“We also replaced the windows and doors, redid the plastering and rendered the property,” says Richard.

“Hillam has been a great place to live and easy for me to get to Leeds for work. I work on the outskirts of the city centre and it takes me about 20 minutes to drive there. I used to live in the Leeds suburb of Horsforth and it took me a lot longer than that to get into work from there even though it is a lot closer in distance.”

The couple, who lived in their nearby holiday lodge while tackling the project, are selling to scratch another renovating itch but says Richard: “We have renovated four properties now and we have bought another but that will be the last project, at least I think it will.”
